We offer a complete property management service for homeowners wishing to ensure their property is being professionally managed and maintained. With our service, homeowners can reduce risk, stress, and inconvenience while enhancing peace of mind by knowing that your property is in good hands.


Belle Époque Realty offers a high quality, technology driven property management service. We provide turn-key complete property management services, and offer services on an a-la-carte basis. For instance, we can be contracted to market a home and qualify/place the tenant with all background checks, paperwork, move-in inspection, and move-in fund allocation included.


Alternatively, clients might elect to take advantage of our ongoing management services in which we handle all repair requests, rent collection, lease violations, and tenant relations issues. We offer our tenants an online portal in which they can make maintenance request, pay their rent electronically, and view their statements.


By the same token, we offer our clients/property owners, their own secure web portal in which they can also make requests for service, monitor the status of tenant payments, and view/print off expense reports. The rent proceeds are direct deposited monthly less any management fees and all clients receive a 1099 at the end of the year.


Fees for marketing, finding, qualifying, and placing a tenant with all move-in paperwork and inspections is the first month's rent. Ongoing management is 10% of the monthly rent.

Rental Marketing Services

  • We will help to determine the market rental rate for your home, townhouse, or condominium, and will make recommendations for any suggested improvements likely to maximize that rate.​

  • We will provide project management services for any improvements the homeowner chooses to implement including professional cleaning, painting, carpeting, etc. This is a valuable service for absentee homeowners.

  • We will professionally photograph your home and place it in the Northeast Florida Multiple Listing Service and associated syndicated websites for maximum exposure and will arrange all viewings and showings.

  • We will provide tenant screening to include background check, credit score/history, eviction history, employment history, address history, references, etc.

Tenant Placement Services


  • We will draft the lease, rental agreement and all associated addendums. 


  • We will document move in condition of home at the time of tenant possession for comparison upon move-out.


  • We will collect and process all required funds for move-in including first and/or last month’s rent, security deposits, pet deposits, key deposits, etc.​ 

  • One-time fee of 100% of the first month's rent.

Property Management Services


  • We will collect the rent, pay any associated bills, and forward proceeds to the homeowner electronically through direct deposit, safely and securely. Our direct deposit service only takes 1 business say to process, making for a quick delivery of your funds.

  • We provide emergency maintenance 24 hours per day including holidays via approved vendors.​

  • We will provide monthly income/expense statements in addition to 1099 form at year’s end.

  • Homeowners and tenants shall have access to online accounts to request service, check financials, initiate and manage payments, etc.

  • Fee is 10% of the monthly rent.
